This article is designed to expand your knowledge on property tax. It shows you how to calculate the amount you need to pay as well as offers advice on building the cost into your property investment strategy.
As an investor it is always important to have an awareness of how property tax can affect your rental property. Not only can it influence your annual positive cash flow, but can make a detrimental difference to whether or not you choose to invest in your rental property.
Luckily working out the taxable profits for your residential letting is simpler than you may think, and you can do it all in the comfort of your own home.
Click the link for particulars about
property investment tax advice in canberra
All it involves is the implementation of the following steps.
One: working out your net profit
Based on one property investment, simply use the following equation to arrive at your net profit:
All your rental income – all your allowable expenses
Two: working out your taxable profit
Similar to the calculation above, all you need to do to work out your taxable profit is subtract all your entitled allowances from your net profit.
In terms of ‘allowances’, on top of your expected annual deductions, you can also choose to take off your ‘wear and tear’ allowance (which is based on a percentage of your rent) and your ‘renewals’ allowance.
In both of these circumstances, all they essentially involve is the replacement of furnishings. So should you ever choose to rent out a property that contains no furnishings then you can easily exclude this segment from your equation.
What happens next?
As an investor you will fall into one of two categories when it comes to the amount of taxes you pay: those who earn under £2,500 and those who earn above £2,500.
Should you ever fall into the below £2,500 category, you will need to fill in a P810 form in order to declare your earnings, but if you are one of those who earns more than £2,500 a year on your property investments – as the majority of you will be – you will need to fill in a Self Assessment tax return form.
Now if you do fall into this latter category, declaring your taxes gets slightly more complicated. If for example you earn over £15,000 a year on your rental properties, then you need to declare it on the land and property pages of the full Self Assessment tax return.
But if on the other hand you do earn below £15,000 a year, all you need to do is fill in a shorter 4 page version of this form that basically asks you for your rents, expenses and all that they relate to.
With this information, the tax office will be able to work out your rates and give you an overall perception of your annual tax deductions.
For the majority of investors your taxable profits will unfortunately exceed your yearly allowances, and as a result you will have to pay the normal income tax rate. That being said there may be occasions where you find that you do earn less – due to one unforeseen circumstance or another – which is where having an understanding of your taxable profits, can be so invaluable.
So give it a try and begin broadening your property awareness, it could make all the difference you need.

London, England — With the 2012 Summer Paralympics due to start in London later this week, Algeria’s athletics competitors are ready to earn medals in their events.

According to the team’s athletics coaches in a conversation with Wikinews, the runners have been well prepared and have international experience that has prepared them for the Games, having won eleven medals at the 2011 IPC World Championships, eight of which were gold. The coaches believe their runners should easily defeat their African counterparts from Nigeria and Kenya.

The team is comprised of 17 male competitors and six female competitors. Athletics events commence on Thursday.

After 100 days in office, United States president Barack Obama gave a speech on Wednesday, speaking about the swine influenza outbreak and the struggling economy, both described by the Los Angles Times as “two wars.” He used a prime time television slot to showcase his message throughout the United States.

During his speech, he said, “If you could tell me right now when I walked into this office… that all you had to worry about was Iraq, Afghanistan, North Korea, getting healthcare passed, figuring out how to deal with energy independence, deal with Iran and a pandemic flu, I would take that deal. I would love a nice, lean portfolio to deal with, but that’s not the hand that’s been dealt us.”

Obama also said the economy was not the only problem. There are threats to the country including “…terrorism to nuclear proliferation to pandemic flu.”

Regarding the swine influenza outbreak, he said that the U.S./Mexico border will not be closed because closing the border does not fix any problems, claiming that this method did not work in the past. Instead, he said that the best method for preventing the spread of the flu is hand washing, covering one’s mouth while coughing, and staying home when one feels sick. The Los Angeles Times described Obama “more like school nurse in chief than commander in chief.”

On the topic of waterboarding, Obama said, “I do believe that it is torture.”

Learning how to choose a dentist can really effect the health of your teeth. A good dentist does not jut focus on fixing dental problems, but on teaching you how to prevent them. Believe it or not, there are differences in dentists, so learn how to choose a good one.

1. Ask questions: ask your dentist how much extra schooling, refresher courses etc. your dentist has had. You have a right to know how up to date they are, afterall, they will be working on your mouth.

2. Ask your dentist what their philosophies are. What makes them decide to pull a tooth rather than do a root canal? When do they decide to do what, and why? You want to ensure that you are on the same page as them, and that the decisions they make for your mouth are the same you would make. You are not the expert, but it is still your mouth, so ask, ask, ask.

3. Determine if at the first appointment your dentist checks thoroughly for gum disease, decay, and the correct bite. A dentist should do a thorough initial exam at your first appointment. This exam will help determine your treatment plan and needs.

Exam includes using a periodontal probe to probe for six points on each tooth – three on the cheek side and three on the tongue side – to check for the depth of possible bone loss caused by gum disease. A depth of over three millimeters indicates areas of concern. As a follow-up, periodontal probing should be done again by the dental hygienist at every cleaning. Your exam should also include the use of the dental pic to look for decay. Also, at the first exam, the jaw and teeth relationship and the contact points in your bite should be checked by the dentist. This is important because over time, changes in your bite can cause stress and cracked teeth. So, each time you visit they should look at your bite and compare it to the previous one.

If your dentist does not check for potential problems, they can t take preventative measures, and this means more time and more pain, as well as more money from you.

4. During the initial exam does the dentist take the proper amount of x-rays for your individual case?

The amount of X-rays taken should be personalized for your individual case. The x-rays are necessary to make sure your mouth is examined for decay between each tooth, and to check for bone disease, cysts or any other type of pathology. If your dentist neglects to take these x-rays, or enough of them, they can not give you an accurate picture of the amount of work that you will need. Thus, they will not be able to set up an effective treatment plan. Part of choosing a dentist is knowing what they should be doing, and ensuring that they are. X-rays are essential. Have them explain to you what they see on the x-rays and what that means to you.

5. Does the dentist set up a treatment plan with you, or for you? Your dentist is going to take a look at your teeth, and determine what things need to be done to make them healthy, or keep them healthy. They will likely set up a treatment plan. You want to choose a dentist that does this with you, not for you. You want someone who will discuss the time each treatment will take, the cost, and how far apart they should be, then ask you what you want to do. They should prioritize the work, and allow you to make educated decisions regarding your mouth.

If you can find a dentist who does the above things well, you have chosen a good one, so stick with him or her until treatment is complete, and then revisit this dentist twice a year for cleanings and a check-up.

Organisers of a protest march planned to occur in Sydney next week are predicting thousands of people will attend. The protest is timed to coincide with the Forbes Global CEO Conference, which starts at the Sydney Opera House the same day.

The action is being promoted by various trade unions and peace and social justice groups, and co-ordinated by the 30A Network, which is an informal association of such groups. A number of reasons have been given for the protest, including the Iraq War, globalisation, and the Australian government’s planned industrial relations changes.

The 30A network website is reporting that the protest has been endorsed by the NSW Fire Brigade Employees’ Union, the Maritime Union of Australia, the Australian Services Union, and the Construction, Forestry, Mining and Energy Union.

The NSW Police Service will provide free security for the conference. This is potentially controversial, as other events such as football games have to pay for police to attend. The decision has been criticised by the NSW Police Association, as they claim it will leave inner city stations short-staffed. The opposition police spokesman Mike Gallacher echoed the Association’s criticism, saying that the conference organisers should foot the bill themselves.

“Even though ASIO have identified it as a risk coming to Sydney, they can be guaranteed the best policing resources available in this country to hold their conference in a safe environment, but to do so they should have been asked to pay their way, to pay the bill,” he said.

A spokesman for the Police Minister said that frontline policing would not be affected.

New South Wales Premier Morris Iemma defended the use of taxpayers’ money on policing the conference.

“The advice I have is that ASIO have declared this as a medium-security event, which classifies it as warranting security. They do expect up to 2,000 protesters and if the local agricultural show had been subject to the same security assessment with potential protesters, they too would receive the same security response,” he said.

Many media outlets traditionally deliberately spread hoaxes on April Fools’ Day, including notable quality sources such as National Geographic and Science.

The popular British tabloid The Sun wrote that French President Nicolas Sarkozy is to undergo stretch surgery to make him taller than his wife, Italian artist and model Carla Bruni. The report claimed the 5 foot 5 inch leader would be made 5 inches taller in one year using a method by Israeli professor Ura Schmuck. The Sun noted that during his visit to Britain last week, Sarkozy had high-heel shoes while his wife wore a pair of flat pumps.

The Guardian on the other hand ran an article that suggested that Carla would head an initiative by Prime Minister Gordon Brown to bring more glamour, good taste and sophistication to the U.K. general population. This would involve collaboration with Marks & Spencer for high-street fashion and Jamie Oliver for meals and wine.

BBC News had real-looking footage of flying penguins fronted by documentary host Terry Jones, which were actually an advertisement for its new iPlayer.

Karl Von Hess, the American professional wrestler whose wrestling persona was that of a Nazi sympathiser has died at the age of 90. The cause of death was linked to a battle with Alzheimer’s disease which he had battled in recent years.

Born as Francis Faketty he first trained as a lifeguard and began to teach swimming. He joined the U.S Navy and served in World War II. After completing his service he began to train as a wrestler. He tried several gimmicks before coming up with the Von Hess gimmick. He took his idea off of Kurt Von Poppenheim who has a less sinister German gimmick.

Fakerry legally changed his name to Karl Von Hess and was signed by the WWWF, later the WWF. He was so convincing as a heel that people tried to stab and attack him. His gimmick became so controversial that promoter Vince McMahon had to calm matters by doing an interview with the Washington Post. He said that “Von Hess is no Nazi. He uses that silly salute to point up the act that he is the villain”.

Von Hess defended his choice of gimmick saying, “It was right after the war and I had tried everything. I played different characters, and then I came up with this gimmick of Von Hess and I played it right to the hilt.” Von Hess began to draw big crowds until the early 1960s when his gimmick began to wear thin; he was phased out of the WWWF in the late 60’s.

WWE Hall of Fame member Johnny Rodz called Von Hess his favourite heel saying that “He was the meanest. Who the heck comes to the ring and breaks the steps before you get in the ring? What gives a guy that reason?”

After leaving the WWWF he had several stints with other promotions but then retired. He opened several trailer parks and other businesses with his wife who died in 2005.
