At least 65 people have been killed and 9,900 houses destroyed in southern China after torrential rainstorms hit the area over the past week.

Fourteen people are missing, and 2.55 million people have been affected by the rains; flash floods breached dikes, exacerbating the situation. Among the cities struck were Congqing, Guizhou, Guangdong, and Jiangxi.

The inclement weather is expected to continue in Hunan and Jiangxi, according to meteorologists. According to the state news agency, Xinhua, as much as 157 millimetres of rain fell throughout the region from Wednesday evening to Thursday afternoon.

The rains started when a heat wave in the southern part of the country mingled with a cold front from the north, according to reports citing weather forecasters.

What s the big deal with setting the price of a home anyway? If I price it too high, I can always reduce , you say. Danger, danger Will Robinson (that was for all the Lost in Space fans).

It s very important to get the right data about an area you plan on selling in before you list.

Price is the number one reason a home sells or doesn t sell. If you don t have the data to back up the price, the home runs the risk of sitting on the market and the home owner usually thinks the only thing to do is that s right, you guessed it, REDUCE.

Reducing can do more damage than listing at the best price the first time. When I say best price (especially in the current market) I don t mean listing it at the same price your neighbor s house sold for that took 5 months. Your home may not be worth what it was 5 months ago. The fact that it took 5 months for it to sell should give you some idea that a buyer wasn t willing to pay that much. I dealt with many buyers that would see or read a listing that said, Just Reduced offer less and or, hold out to see if the home owner would reduce again before making an offer. And there the home sits even longer.

If you just don t have any other alternative but reducing, I suggest never putting it in the online or print advertising.

Here are a few things you can offer instead of reducing.

1)Offer to pay a percentage of buyers closing costs

2)Offer a home warranty for a year (usual cost is between $400-$500)

3)If you live in a HOA, offer to pay the dues for a year

Listing price and sold price are two very different things. In certain areas, if a house takes 5 months to sell it usually doesn t get a full price offer.

Home pricing in a buyer s market takes careful analysis of the data if you re looking to sell faster and for the most money.

So, how do you go about getting this data? One way is to hire a real estate agent. They will research the data for you. But, most realtors only pull data from the subscribed MLS they belong to. Not all sales of real estate are performed by real estate companies. In today s market, there are many investors that know how to sell a home without an agent and there are homeowners who can t afford to pay the real estate companies commission and sell without an agent.

Another way to get the most accurate data about what has sold is to visit your local courthouse. They record every home sold in the county in order to collect property tax. It s public record and it will only cost you your time to perform a search. Should you find a sale that would benefit you and need a copy, there s probably a small fee.

Here is a list of what to look for at the courthouse.

1)Some or all of the information about recently sold prices of homes will be on a computer. Try starting with your zip code or subdivision names that are close to you.

2)Have a map for reference to pinpoint where these homes are located from yours. Some appraisers will search in a two mile radius and some will go further. Try to find this information out before you think you found the perfect comparable.

3)Hopefully the information will include square footage, (you should be very close in square footage if you want to use a home for a comparable) number of bedrooms, number of bathrooms, lot size, garage size, and any additions like an extra garage, shed, porch, deck or fence.

An appraiser will make price adjustments if you have some of these additions that a comparable doesn t or vice versa.

Even if you hire a real estate company, sometimes a copy of a sold comparable from another source (a courthouse) is needed to show an appraiser just in case there s a dispute on price.

In today s market I read a lot about individuals appraisals coming in 20K-50K below what the offer was. Again, it all depends on where you live. Some areas prices are dropping while others remain steady and a few areas have risen. Make sure the data reflects your area. You may need to pull data every two weeks to be up to date with that market.

Data from a real estate agent should include;

1)Homes that have sold that compare to your home in the last 3-6 months (depending on where you live) Call a lender or ask an agent to find out how far back appraisers are going. It will make a difference.

2)Homes that are under contract that compare to your home. Look at how long it took to get a contract and how many times (if) it was reduced.

3)Homes that have expired. These are homes that just didn t sell. Try to look at the listing and figure out why. Usually it s price or condition.

4)Home that are for sale that compare to your home. You must look at the competition and price the home accordingly. If you re looking to sell fast and your home shows better, you ll probably want to price it the same or get aggressive and go lower. That way you won t be thinking about that dirty word, reduce!

Former Salt Lake City mayor and human rights activist Rocky Anderson took some time to discuss his 2012 U.S. presidential campaign and the newly-created Justice Party with Wikinews reporter William S. Saturn.

Anderson served as mayor of Salt Lake City for eight years (2000–2008) as a member of the Democratic Party. During his tenure, he enacted proposals to reduce the city’s carbon emissions, reformed its criminal justice system, and positioned it as a leading sanctuary for refugees. After leaving office, Anderson grew critical of the Democratic Party’s failure to push for impeachment against President George W. Bush, and for not reversing policies on torture, taxes, and defense spending. He left the party earlier this year and announced that he would form a Third party.

Anderson officially established the Justice Party last week during a press conference in Washington D.C.. He proclaimed “We the people are powerful enough to end the perverse government-to-the-highest-bidder system sustained by the two dominant parties…We are here today for the sake of justice — social justice, environmental justice and economic justice.” The party promotes campaign finance reform and is attempting to appeal to the Occupy Wall Street movement. It is currently working on ballot access efforts, and will hold a Founding Convention in February 2012 in Salt Lake City.

Among other issues, Anderson discussed climate change, health care, education, and civil liberties. He detailed his successes as mayor of Salt Lake City, stressed the importance of executive experience, and expressed his views on President Barack Obama and some of the Republican Party presidential candidates. He spoke in depth about former Massachusetts governor Mitt Romney, with whom he worked during the 2002 Winter Olympics, and fellow Utahan, former governor and U.S. ambassador to China Jon Huntsman, Jr..

Former world champion boxer Anthony Mundine has beaten long-time rival Danny Green on a unanimous points decision in a non-title World Boxing Association (WBA) super middleweight bout. Mundine, an ex-rugby league star promoted the much-anticipated fight that attracted around 40,000 spectators and a national record for a pay-per-view television event.

“Who’s the man, who’s the man?” Mundine asked the crowd after the fight. Western Australia’s Danny Green (the “Machine”) was defeated after 12 rounds at the Sydney Football Stadium by “the Man” Mundine. Mundine has improved his overall record to 26 wins and three losses. His victory sets up a world title bout against Denmark’s Mikkel Kessler.

After the bout Mundine praised his opponent’s tenacity: “I just wanna’ thank Danny for a great fight… I was starting to get loose man, Danny was starting to put a lot of pressure on me, he’s got a good long jab, I had to evade that,” said Mundine. “I utilized my speed to catch him and it paid dividends. I was looking for the knockout, I caught him with a few great shots, [and] he can take a great punch. He put up a good performance. He come around, he come prepared – I was the better man tonight Dan, thank you very much. We can do it again maybe, soon.”

Green agreed that Mundine fought the better fight. “He just beat me fair and square. I have no excuses at all, I trained unbelievable, my preparation was great… Anthony was the better man tonight,” said Green.

The WBA fight consolidated six years of taunts and hyperbole to settle a long-running feud between the men and their supporters. According to media reports the battle was personal from the outset with Mundine’s mother Lyn yelling at her son from ringside to “Knock him out Choc, shut him up my baby”.

Sports media commentators reported that the pace remained hectic in the first four rounds as Mundine stood firm and used his jab as Green mixed his trademark “power punches.” As the fight wore on, Mundine appeared in greater control and in better condition. However, Mundine did end up on the canvas in the seventh round, after being pushed through the ropes by Green.

Throughout the fight, Green’s power punches “missed, missed and missed again”. In the final “ferocious” round, Mundine rocked Green with a combination to the head, taunting Green to “Come on.” Green attempted plenty of combinations, but Mundine’s speed caused problems. After 12 rounds, Judge Pinit Prayadsab from Thailand gave the fight to Mundine 118-11, South Korean Michael Lee scored it 116-113 and Australian Derek Milham had it 118-112.

Australian newspapers report that the appreciative crowd included corporate CEOs, former world heavyweight champion Joe Frazier, bikie gangs, peroxide blondes and rugby league players. Referee Terry O’Connor described the event as a fight Australia can be proud of. “They both gave their all, it was a great fight.” He described the atmosphere at Aussie Stadium as “fantastic” “It was the greatest fight I have refereed, it was brilliant,” O’Connor said.

The “Man v Machine” event fight, promoted by Mundine’s Boxa International and the “Green Machine” promoters is believed to have beeen the “biggest boxing match in Australian history”, grossing an estimated $20 million. Each boxer is reported to be earning a seven-figure sum, while spectators have paid up to A$1000 for a seat at the bout. Foxtel reported record sales for their exclusive pay-per-view event, claiming that subscriptions outsold the Lennox Lewis v Mike Tyson heavyweight bout. Heavy betting ensued with one punter laying a $500,000 bet on Mundine to take the honours.

Of his upcoming bout with Denmark’s Mikkel Kessler, Mundine said: “It was a close fight last time. I think he’s the best fighter out there, but I’ve shown I can match it with him. I’m ready.”

Outgoing Croatian president Stjepan Mesi? pardoned 36-year-old Siniša Rimac, a convicted war criminal, jailed for eight years for participating in executions of Serb civilians back in 1991, when Croatia was at war with Serb forces. Among other crimes, he is guilty of killing a 12-year old girl. At that time he was part of a military unit led by Tomislav Mer?ep, who was never prosecuted.

Mohamed Kohail, a Canadian resident convicted after a deadly school fight in Jeddah, Saudi Arabia will not be executed as originally sentenced. The country’s highest court, the Supreme Council, cancelled the death sentence but ordered that Kohail face retrial in the case. The Canadian Department of Foreign Affairs and International Trade confirmed this development on Saturday.

Kohail’s younger brother Sultan is also charged in this case and could also be sentenced to death as his case was moved from the youth court to the adult system. Both brothers deny that they had caused the death of Munzer Haraki during the 2007 brawl.

More than 4,000 police officers attended the funeral of Constable Ireneusz “Eric” Czapnik in Ottawa, Ontario on Thursday. Czapnik was stabbed to death outside the Ottawa Hospital‘s Civic campus the previous Tuesday while completing paperwork at his vehicle. He was the first Ottawa police officer to be killed on duty since 1983.

The Indian government has raised the budget of the 2010 New Delhi Commonwealth Games from Rs. 767 crore ($163 million) to Rs. 1,620 crore ($344 million). The decision was made at a meeting of the cabinet led by Prime Minister Manmohan Singh in New Delhi.

Ambika Soni, the Information and Broadcasting Minister stated, “The cabinet approved the proposal of the Ministry of Youth Affairs and Sports for providing a revised budget of Rs. 1,620 crore, as loan to the Organising Committee (OC) of the Commonwealth Games, 2010, at the prevailing government rate of interest.”

According to the Minister, the organizing board hoped that to generate a net income of approximately Rs. 1,708 crore.

“The components of rent for organising headquarters, technology which were practically nil in the initial budget, are now around Rs. 175 crore and Rs. 200 crore respectively. These have also contributed substantially to the (budget) increase”, said the Minister when asked about the reason for the hike. Sponsorships, TV rights and ticketing were other factors influencing the change.

Alongside this, the Queen’s Baton Relay will now encompass all the 70 Commonwealth Games Association nations.

In the international leg, the number of days has been increased to 240 from the previously approved 136 days while on the domestic leg, there has been an increase from 60 days to 100 days.

“The number of volunteers has also gone up to nearly 30,000 and hence the cost of accreditation, catering, uniform, on this account has increased,” said Soni.

A lawsuit filed by a former employee of Kentucky Baptist Homes for Children (now Sunrise Children’s Services) and four other tax-payers, has shed light on the possibility of religious coercion by the organization. The lawsuit challenges the faith-based agency’s eligibility for state funds.

Specifically, interviews of children conducted by the state of Kentucky have revealed complaints from some of the children. Mainly, children who said they were Catholic, Pentecostal, Jehovah’s Witnesses or atheist voiced complaints in the interviews.

“They tried to more [or] less force me to become a Christian,” said one child in an exit interview. “I just felt I was being pressured into giving up my religion.”

Another child reported s/he was “not allowed to choose when or when not to attend a religious service,” per the interview, and was told “‘to do’ some type of Bible study during that time or get consequences.”

Both the Commonwealth of Kentucky and Sunrise say there is a strict policy against proselytizing in the program and that it does not prevent children from practising their individual faiths.

They also stress that these complaints number merely a “handful” among the approximately 1,500 children that are served by the faith-based agency.

“If a child says, ‘I don’t want to go to the Baptist church,’ then the child does not go,” Jonathan Goldberg, the state’s attorney, said. Some children might have mistankenly believed they were forced to go, he added.

The plaintiffs are seeking to have the interviews unsealed, at least in the cases where the child is now 18 years of age or older. The state and Sunrise argue they need to be kept confidential.

The lawsuit originated with Alicia Pedreira, who was fired in 2000. She alleges her firing was direct result of Sunrise (then Kentucky Baptist Homes for Children) finding out she is a lesbian.

Sunrise Children’s Services provides residential programs and foster care homes for children that have suffered abuse or neglect. Since 2001, Kentucky has paid Sunrise US$61 million to provide the services for children who would otherwise be in direct state custody.

In 2001, the state did find cause for action against one of Sunrise’s homes to fix “a coercive religious environment” where staff members confirmed that church attendance was required.

With accusations of undue pressure by a Christian agency funded by the state, the Sunrise case bears some similitude to the lawsuit against Iowa for paying Chuck Colson’s evangelical agency to run part of its prison.

Last June, U.S. District Judge Robert W. Pratt strongly reprimanded and ruled against Iowa’s use of a Christian social service agency to administer its prison. Judge Pratt stated: “For all practical purposes, the state has literally established an Evangelical Christian congregation within the walls of one of its penal institutions… There are no adequate safeguards present, nor could there be, to ensure that state funds are not being directly spent to indoctrinate Iowa inmates.”

The Iowa ruling is pending appeal.

Critics point to both of these cases as failures of George W. Bush’s faith-based services initiative. The program is often seen as conflicting with the tradition of separation of church and state in the United States.

Buffalo, New York —The proposed Elmwood Village Hotel got the final approval it needed from the city of Buffalo’s Planning Board this morning.

In a unanimous vote, the Board approved most of the design and site plan of the hotel.

The Elmwood Village Hotel is a proposed hotel by Savarino Construction Services Corporation and is designed by architect Karl Frizlen of the Frizlen Group. It is to be placed on the corner of Elmwood and Forest Avenues in Buffalo and will require the demolition of at least five properties (1109-1121 Elmwood).

Despite the fact that today’s meeting was not a “public hearing”, several citizens lashed out at the Board after the approval.

“Thanks for destroying Buffalo,” said one man.

“[I am] disgusted. Because they did not allow the community to speak, it is the bastardization of the concepts of justice and democracy, and that’s what happened [today],” said Clarence Carnahan, a local business owner and concerned citizen, to Wikinews. He also referred to some board members as “immoral pigs.”

“[I feel] frustration because no one could speak. I was going to address the displacement of all the shops that are there and that they should be grand-fathered into the new space. We did not get to say that. [I am disappointed] that they are endorsing this enormous monstrosity.” said Nancy Pollina, co-owner of Don Apparel with Patty Morris at 1119 Elmwood.

Although the Board approved the hotel proposal, Savarino Construction must still go before the board to approve things such as signage and lighting. The Planning Board meets again on April 11, 2006 at 8:00a.m., but it is unknown if the hotel proposal will be on the agenda.

Pano Georgiadis, owner of Pano’s Restaurant at 1081 Elmwood and owner of 605 Forest Avenue in Buffalo, threatened to sue Savarino Construction at a public meeting on March 15, 2006 saying, “if you try to get a variance to change the code, I will sue you. This is my home, number one. If you go against city code, and you try to do the most rooms with a minimal amount of parking, again, I will sue you.”

Today, Georgiadis confirmed to Wikinews that he is “definitely” suing, but that his “situation is different” as compared to others looking into legal action. “This is my property. They did it [changed the code] without my approval.”

Last week, the Common Council voted and approved the rezoning of all five properties including 605 Forest.

Some are also considering taking the case to the New York State Supreme Court to “seek an injunction”and would go “pro se, meaning I am going to present the case myself,” said Carnahan.

Despite the approvals by the Common Council and Planning Board, organizers schedulaed another protest for Saturday April 1, 2006 at 2:00p.m. on the proposed site at Forest and Elmwood.

“We are not going to go down without a fight. We are going to go kicking and screaming,” said Pollina.
