Michael Applebaum, the current interim mayor of Montreal, Québec, Canada, was arrested at about 6am local time (1000 UTC) yesterday morning by the Unité permanente anticorruption ((en))French language: ?Permanent Anti-Corruption Unit on fourteen charges including corruption, fraud, breach of trust, and conspiracy, including reportedly a C$50,000 bribe.

Commissioner Robert Lafrenière said the alleged illegal acts occurred between 2006 and 2011 and relate to two real-estate projects in the Côte des Neiges-Notre Dame de Grâce borough. The CBC indicated one of these projects was the borough’s new 15 million dollar sports complex. Applebaum is now one of several Québec mayors who have been accused of corruption in the past few years, including the previous Montreal mayor Gérald Tremblay and Laval Mayor Gilles Vaillancourt.

Several politicians are calling on Applebaum to resign, including Québec Premier Pauline Marois, to let the city continue on with its affairs. A few others, such as Coalition Avenir Québec leader François Legault, are suggesting to put the city on a trusteeship as Laval was a few weeks ago, but Municipal Affairs Minister Sylvain Gaudreault says this will not happen, as only a few people are implicated, unlike Laval, where nearly the entire city council was implicated.

Two other people were arrested on charges related to the same real-estate deals: Saulie Zajdel, former city councillor, on five charges; and Jean-Yves Bisson, a bourough official, on four charges.

A second interim minister is to be nominated for the rest of Tremblay’s term, until the next municipal election is held in November.

But, let’s take a look at the other side of the coin, all

Indian Real Estate Sector is expected to constitute an impressive13 percentof the nation’s GDP by 2025. To put the numbers in perspective, India will have a $3.2020 Trillion GDP (estimated) by 2020, that’s a whoppingINR 3 lakh crore or 3,00,000,00,00,000 INRwithout adjusting the numbers for the currency exchange rate from Dollar to INR.

But, let’s take a look at the other side of the coin, all is not good. Plagued by red-tapism and unchecked costs, a direct consequence of the absence of a unified governing body. RERA was the government’s answer to check these problems.

Let’s take a look at the potential problems:

  • Overall Costs
  • Window of Concession
  • Pending Projects: The backlog Inventory
  • Site Visits
  • Liquidity Crunch
  • Availability of Raw Materials

Realtors are living their worst nightmares as you read, the nightmare of no “demand”. Among all, commercial housing is hit the worst, hotels and tourism, whose sole bread was customers, lockdown for them means no revenue.

Now, the sector is looking up to the State and Center government for urgent measures in forms of capital and tweaked rules.

Desperate Times, calls for Desperate Measures

RBI has already taken the initiative with the reduction in Repo and Reverse Repo rates, grants for the NHA and more. You can read about them in detail in our blogREAL ESTATE SECTOR POSITIVE ON RBI’S REFORMS

Here are the Top 5 Expected Indian Real Estate Trends Post the Covid-19 Pandemic.

  1. Reduction in Stamp Duty and Registration Costs

The stamp duty and registration charges amount to 5–8% of the property prices around India. This further escalates the cost of transactions. Proving to be a decisive factor in preventing customers form sealing the deal. Thus, a significant reduction in the rates will promote more sales

  1. Single Window Mechanism for Clearances

To reduce the risk of contact spread among individuals, multiple point approval process needs to be addressed at the earliest. A single point clearance system will benefit the realtors hugely by reducing the downtime and bringing down operational expenditures.

  1. Digital Real Estate

COVID-19 pandemic will change the way companies do business, real estate entities will shift towards incorporating technology in their operations, like Virtual Tours, Interactive Videos, Images, Video Conferencing, Digital Contracts.

  1. Social Distance Friendly Infrastructure

Customers will focus on buying properties (Commercial and Office Spaces) which are spacious and provide sufficient area for maintaining social distancing and avoid crowding- the mantra of the day.

  1. NRI Housing

The drop-in Indian Currency rates and economic slowdown has attracted a lot of foreign companies wishing to invest in real estate projects at home. Builders are expecting good traction from foreign companies in form of FDIs (Foreign Direct Investment) and JVs (Joint Venture).

NASA’s Cassini–Huygens spacecraft has discovered evidence for a large-scale saltwater reservoir beneath the icy crust of Saturn’s moon Enceladus. The data came from the spacecraft’s direct analysis of salt-rich ice grains close to the jets ejected from the moon. The study has been published in this week’s edition of the journal Nature.

Data from Cassini’s cosmic dust analyzer show the grains expelled from fissures, known as tiger stripes, are relatively small and usually low in salt far away from the moon. Closer to the moon’s surface, Cassini found that relatively large grains rich with sodium and potassium dominate the plumes. The salt-rich particles have an “ocean-like” composition and indicate that most, if not all, of the expelled ice and water vapor comes from the evaporation of liquid salt-water. When water freezes, the salt is squeezed out, leaving pure water ice behind.

Cassini’s ultraviolet imaging spectrograph also recently obtained complementary results that support the presence of a subsurface ocean. A team of Cassini researchers led by Candice Hansen of the Planetary Science Institute in Tucson, Arizona, measured gas shooting out of distinct jets originating in the moon’s south polar region at five to eight times the speed of sound, several times faster than previously measured. These observations of distinct jets, from a 2010 flyby, are consistent with results showing a difference in composition of ice grains close to the moon’s surface and those that made it out to the E ring, the outermost ring that gets its material primarily from Enceladean jets. If the plumes emanated from ice, they should have very little salt in them.

“There currently is no plausible way to produce a steady outflow of salt-rich grains from solid ice across all the tiger stripes other than salt water under Enceladus’s icy surface,” said Frank Postberg, a Cassini team scientist at the University of Heidelberg in Germany.

The data suggests a layer of water between the moon’s rocky core and its icy mantle, possibly as deep as about 50 miles (80 kilometers) beneath the surface. As this water washes against the rocks, it dissolves salt compounds and rises through fractures in the overlying ice to form reserves nearer the surface. If the outermost layer cracks open, the decrease in pressure from these reserves to space causes a plume to shoot out. Roughly 400 pounds (200 kilograms) of water vapor is lost every second in the plumes, with smaller amounts being lost as ice grains. The team calculates the water reserves must have large evaporating surfaces, or they would freeze easily and stop the plumes.

“We imagine that between the ice and the ice core there is an ocean of depth and this is somehow connected to the surface reservoir,” added Postberg.

The Cassini mission discovered Enceladus’ water-vapor and ice jets in 2005. In 2009, scientists working with the cosmic dust analyzer examined some sodium salts found in ice grains of Saturn’s E ring but the link to subsurface salt water was not definitive. The new paper analyzes three Enceladus flybys in 2008 and 2009 with the same instrument, focusing on the composition of freshly ejected plume grains. In 2008, Cassini discovered a high “density of volatile gases, water vapor, carbon dioxide and carbon monoxide, as well as organic materials, some 20 times denser than expected” in geysers erupting from the moon. The icy particles hit the detector target at speeds between 15,000 and 39,000 MPH (23,000 and 63,000 KPH), vaporizing instantly. Electrical fields inside the cosmic dust analyzer separated the various constituents of the impact cloud.

“Enceladus has got warmth, water and organic chemicals, some of the essential building blocks needed for life,” said Dennis Matson in 2008, Cassini project scientist at NASA’s Jet Propulsion Laboratory in Pasadena, California.

“This finding is a crucial new piece of evidence showing that environmental conditions favorable to the emergence of life can be sustained on icy bodies orbiting gas giant planets,” said Nicolas Altobelli, the European Space Agency’s project scientist for Cassini.

“If there is water in such an unexpected place, it leaves possibility for the rest of the universe,” said Postberg.

A man has said he has “no regrets” after a romantic e-mail he sent to a woman ended up circulating around the world.

Joseph Dobbie, who is in his late 30s and lives in Berkshire, told Kate Winsall in the e-mail: “If I am twice as lucky as I dare to hope, you will find this note charming.”

After reading the letter, Ms Winsall forwarded the email to her sister, who then sent it on to her friends.

In the message, which contained five hundred and sixteen words, Mr Dobbie commented on how Ms Winsall’s smile made “time stand still”, going on to say this is the “freshest of my memories”. He also said sorry for being drunk at the party the pair met, and he asked Ms Winsall out for a coffee at London’s Tate Modern.

Due to the email, Mr Dobbie has received hundreds of e-mails and phone calls from people as far away as Australia, America, and South Africa. He has also revealed that he has changed his phone numbers as a result of the situation: “It got to the point where if I hung up either phone they would just ring again,” he said.

Mr Dobbie, who runs a web-design company, has said he wrote the note in the hope of meeting someone who would be thankful for such an effort. “My mother uses an expression ‘it’s cool to be cruel these days’ and I just don’t want that in my life,” he said.

He said Ms Winsall had been touched by the email, and she also apologised for its universal circulation. “I stood a chance with Kate. Now there’s no way she will say yes,” Mr Dobbie said.

A hobby is something we love to indulge in. It is not related to our profession or work life; still we get passionately involved in our hobbies and derive immense pleasure from it. In short, a hobby is something which makes us happy.

So, does it not inevitably establish a link to mental health? Yes, it does and that is the reason why manymental health programs for adults lay emphasis to cultivating a hobby.

How does a hobby help in mental health?

Michael Brickey, author of “Defy Aging” says a hobby serves three primary purposes.

  1. They give us a sense of purpose.
  2. They engage our passion or enthusiasm.
  3. They provide a mini-vacation from our daily lives.

It enhances our problem-solving ability: A hobby could be anything, right from knitting a sweater to gardening to painting your own canvas. When we are deeply engrossed in something we love, our creative juices flow and it sparks in us our problem-solving ability. Our vision becomes clearer and we gain sufficient mental clarity. Hence, a person who often engages in a hobby is less susceptible to dementia and depression.

Stress reduction: Hobbies divert our attention from worries and this lead to stress reduction. When stress reduces, blood pressure and anxiety also reduces.

Self-discovery: Hobbies allow us to rediscover ourselves and connect to our inner beings. When we participate in a hobby we gain perspective in other aspects of our lives which is an added benefit. A solution for a long problem might just pop out of the blue.

Career opportunities: A hobby, at times, might land us a fulfilling career. There is nothing like your passion being your career. Under such circumstances, you accomplish your tasks with effortless ease.

Improved social life: Hobbies often lead you to mingle with others. This in turn improves your social life which is very important to maintain a healthy mood. As your social quotient improves, you feel good about yourself which is directly related with a sound mental health.

Breakaway from mundane activities: Dr. Peter Lichtenberg of Wayne State University opines that people who are engaged in a hobby are less inclined to suffer from depression. It breaks the mold of monotonous thinking and diverts your attention from daily mundane activities.

So, every mental health center has now realized the importance of hobbies in a person’s life and vehemently supports in inculcating it.

Sovereign Mental Health Services, a center for mental health rehabilitation, is a premier treatment facility in the region which treats mentally ill patients every year. Its world-class treatment facility has been in service all these years providing holistic treatment to mental patients.

Two students and a school employee have been injured following a shooting at Rigby Middle School in Idaho, United States, on Thursday, with a sixth grader in custody.

According to Jefferson County sheriff Steve Anderson, the sixth grader — who attends the middle school and lives in Idaho Falls — pulled out a handgun from her backpack, firing the gun both in and outside the school, with a teacher managing to disarm the student. Police were called to the school at about 9:15AM local time, and the suspect was taken in the custody of the local sheriff’s office.

The trauma medical director at Eastern Idaho Regional Medical Center, Dr. Michael Lemon, has stated the three injured people had non-life threatening injuries to the extremities. The school employee has been treated and released from medical care. A warrant has been issued against an Idaho Falls residence in relation to the shooting.

School was cancelled in the district for Friday. The local school superintendent, Chad Martin, told “this is the worst nightmare a school district could ever face”, and “our hearts and our prayers go out to the victims and their families and all those involved”. A student at the school — 12-year-old Yandel Rodriguez — told the Associated Press “me and my classmate were just in class with our teacher — we were doing work — and then all of a sudden, here was a loud noise and then there were two more loud noises. Then there was screaming”.
